How long does an inspection take?
The inspection time depends on the size, age, and condition of the home.
Should I attend the inspection?
We recommend it when possible. Walking the property together makes it easier to understand what we are seeing and to ask questions in real time.
When do I get the report?
Report timing is confirmed during scheduling. If you have a contract deadline, tell us up front so we can confirm whether the timing works.
What is included?
We review visible and safely accessible components and systems, document our observations, and highlight items worth discussing with your agent or a qualified specialist. Specific scope details are confirmed at scheduling.
What is not included?
We do not open walls, move heavy belongings, or predict future failures. Environmental testing, code compliance opinions, and specialty trades are outside a standard inspection unless separately arranged.
What is a sewer scope inspection?
A sewer scope inspection uses a specialized camera to view the accessible main sewer line. It can help identify visible concerns such as root intrusion, blockages, cracks, offsets, or standing water. Access and visibility can vary by property.
Why do I need a sewer scope inspection?
The sewer line is underground and usually cannot be evaluated during a standard visual home inspection. A sewer scope can reveal issues that may be expensive to repair, especially in older homes, properties with mature trees, or homes with unknown sewer history.
What is radon testing?
Radon testing screens for radon, an invisible gas that can collect inside a home. The test helps you understand whether the home may need follow-up, mitigation, or a deeper conversation with a qualified radon professional.
Should I add radon testing to my inspection?
Many buyers choose radon testing because radon cannot be seen or smelled during a normal walkthrough. If you are unsure, tell us about the property and your timeline when scheduling so we can help you decide whether it makes sense to add.
